// THE STORY

Why a construction background changes everything.

Most home inspectors come from outside construction. We came in from years of hands-on building work — roofing, framing, electrical, plumbing, HVAC. Here's why that matters when you're handing someone the keys to your future home.

  • We know what's normal vs. what's serious. A 1/8" hairline crack in a poured foundation is cosmetic. A 1/2" stair-step crack across mortar joints isn't. We've stood in basements like both — we don't guess.
  • We know what fixes actually cost. Real numbers from real projects, not internet estimates. When we flag an issue, we tell you whether it's a $200 caulk job or a $14,000 roof replacement, so your negotiation is grounded in reality.
  • We catch what code-walkers miss. Inspectors who only know textbook code skip the stuff that's "to code" but still bad. Improperly graded fill, undersized HVAC ducts for the square footage, ice-dam-prone roof geometry — we flag it.
  • We explain in plain language. A 42-page report is useless if you can't read it. Ours uses photos, severity ratings, and direct sentences — no industry jargon, no CYA hedging.
  • We work for you. Period. We never accept referral fees from agents or repair companies. We don't perform repairs on homes we inspect. The InterNACHI Code of Ethics is built into how we operate, not a checkbox.
  • We're local — actually local. Albert Lea is home. We know southern Minnesota's clay soils, freeze-thaw foundation patterns, ice-dam roof failures, and the specific aging issues on the housing stock built between 1880-1970 across Freeborn, Steele, Rice, and Blue Earth Counties.
// HOW WE WORK

Four values, every inspection.

These aren't marketing copy — they're the operating principles that determine what we flag, what we don't, and how we report it.

01

Thoroughness

InterNACHI Standards of Practice cover 400+ components across every system. We hit every one. No shortcuts, no skipped attics, no "I'll check that later."

02

Honesty

We work for you, not the seller or the agent. If the home has problems, we say so. If it's in great shape, we say that too. No sugarcoating, no exaggeration.

03

Education

An informed buyer makes better decisions. We walk you through findings on-site and write reports a first-time buyer can actually read and act on.

04

Professionalism

On time. Clean. Respectful of the property. Reports delivered within 24 hours — every time, no exceptions. Your time matters.

// CREDENTIALS

What "InterNACHI Master Certified" actually means.

CMI is the highest credential in the home inspection industry. Most inspectors never reach it. Here's the bar.

01

1,000+ Completed Inspections

CMI requires documented evidence of at least 1,000 paid home inspections. We're at 3,010+. This is years of field experience that no textbook replaces.

All credentials →
02

Continuing Education Required

CMI mandates ongoing training every year. Building codes evolve, technology changes, materials change. Our knowledge stays current — we don't run on 10-year-old training.

CE record →
03

Strict Code of Ethics

InterNACHI's Code of Ethics is enforceable — violations result in revocation. Includes prohibitions on conflict-of-interest practices that are common (and legal) elsewhere in the industry.

Standards →
04

Standards of Practice Adherence

InterNACHI SoP defines exactly what a home inspection covers — over 400 specific components. Every inspection we do meets or exceeds this standard.

SoP detail →
05

$1M Errors & Omissions Insurance

We carry professional liability coverage. Most inspectors don't, or carry minimum coverage. This is your backstop if something is somehow missed.

06

Background Check + Member Verification

InterNACHI member status is publicly verifiable on the InterNACHI website. Background-checked, ethics-bound, and listed in the official directory.

// ABOUT FAQ

Questions about who we are.

Real questions buyers ask about background, credentials, and how we operate.

How long have you been a home inspector?
10+ years full-time, 3,010+ completed inspections. Construction background before that — roofing, framing, electrical, plumbing, HVAC.
Are you really InterNACHI Master Certified?
Yes. CMI is verifiable on the InterNACHI website (nachi.org). It requires 1,000+ paid inspections, ongoing CE, and strict ethics adherence. Most inspectors never earn it.
Do you have insurance?
Yes — $1 million Errors & Omissions (professional liability) plus general liability. Coverage details available on request before booking.
Do you ever do repairs on homes you inspect?
Never. The InterNACHI Code of Ethics prohibits this — it's a conflict of interest. Our only job on your home is the inspection.
Do you accept referral fees from real estate agents?
No. We work for you, not the agent. No referral fees, no kickbacks, no preferred-vendor lists from us.
Will you actually show up to my inspection, or send someone else?
You'll get the same lead inspector you talk to on the phone. We don't sub work out to junior inspectors. The person who books is the person who inspects.
What if my inspection finds problems and I have questions later?
Call us. Months after your inspection, we'll still answer questions about the report at no extra charge. We keep records on every property we inspect.
How do you compare to a "$199 home inspector" I saw advertised?
A real inspection takes 2-3 hours and produces a 40+ page photo-documented report. $199 typically buys 30 minutes and a checklist — and misses things. The cost of a missed issue is much higher than the cost of a real inspection.
