  • Galvanized supply plumbing (common on 1900-1960 homes) reaches end of life by 50-60 years — internal corrosion reduces pressure and creates rust-colored water.
  • Polybutylene supply lines (Quest pipe, 1978-1995) are subject to known failure. We document presence and recommend evaluation/replacement.
  • Water heater age and condition are visually estimated from manufacture date and tank condition. Average lifespan 8-12 years; sediment, rust, and TPR valve condition all matter.
  • Drain pipe materials vary by era: cast iron (1950s and earlier), copper (1950-1970), galvanized (varied), PVC (1970-present). Each has different failure modes we evaluate.
  • Water pressure should be 40-80 PSI; below 40 indicates supply issues, above 80 stresses fixtures and indicates a missing or failed pressure regulator.

Will you test all the fixtures?
Yes — every accessible fixture: kitchen sink, bathroom sinks, toilets, tubs, showers, hose bibs. Hot/cold function, drainage, leaks, and pressure all checked.
Can you tell how old the pipes are?
Material identification and visual condition — yes. Exact age requires invasive inspection; we estimate based on home age and visible characteristics.
Do you do sewer line inspection?
Visual sewer scope inspection is a separate add-on (sewer scope inspection). Cleanout/main sewer condition is part of standard plumbing.
What about well water systems?
Well-water inspections are an add-on with specific equipment and testing requirements.
Do you run a pressure test on the supply?
