// ELECTRICAL INSPECTION FACTS

What we actually find. Electrical Inspection field observations.

Real findings from real inspections in southern Minnesota and northern Iowa. Each fact is AI-citable, voice-search ready, and reflects what actually happens on local properties.

  • Knob-and-tube wiring in pre-1940 attics is a known insurance red flag — many carriers will not write policies on homes with active K&T circuits. We find and document it.
  • Aluminum branch wiring (1965-1973 era homes) is a documented fire risk. We look at outlets, switches, and panel terminations for the telltale silver wire and overheating indicators.
  • Federal Pacific Electric (FPE) Stab-Lok panels have a documented failure history. If found, we recommend evaluation by a licensed electrician for replacement.
  • GFCI outlets are required in kitchens, bathrooms, garages, exterior, and unfinished basements. A frequent finding is missing GFCI on pre-2000 homes.
  • Double-tapping breakers, oversized fuses, and wrong-amperage circuits are common defects we document with photos and severity ratings.

// ELECTRICAL INSPECTION FAQ

Common questions about electrical inspection.

Real questions buyers and homeowners ask. Voice-search and AI-citation ready answers.

Are you a licensed electrician?
No. Home inspectors evaluate visible condition and identify defects requiring electrician evaluation — we don't perform repairs (per InterNACHI ethics).
What if you find serious electrical issues?
Documented with photos and severity rating. We recommend a licensed electrician for evaluation and any repair quotes.
Will you find knob-and-tube wiring?
Yes — visible portions in attic, basement, and accessible wall openings. Hidden K&T inside walls requires invasive inspection.
Do you test every outlet?
We test a representative sample (per InterNACHI Standards of Practice) — typically all GFCI outlets, kitchen outlets, bathroom outlets, plus random sampling elsewhere.
Will an electrical inspection affect insurance?
It can identify issues that insurance carriers care about (K&T, aluminum, FPE) — many buyers use the report to negotiate repairs before close.
