- Attic ventilation requires 1:300 ratio (1 sq ft net free area per 300 sq ft attic floor), balanced between intake (soffits) and exhaust (ridge/gable). Imbalanced ventilation drives ice dams.
- Knob-and-tube wiring in attics is a frequent finding on pre-1940 homes — and is often buried under blown insulation, which is a fire-code violation.
- Bath fan and dryer venting into attic spaces (instead of through the roof) is a moisture-source issue we frequently document.

Do you actually go into the attic?
Yes when safely accessible. Pull-down stairs, scuttle hatches, hatches in closets — we go up when conditions allow. Limited-access attics get partial inspection from the access point.
What if the insulation is too low?
Documented with depth and R-value estimate. Adding insulation is a relatively cheap upgrade with significant ROI for MN homes.
Will you find roof leaks from the attic?
Yes — water staining patterns, active drips, sheathing condition, and rafter rot all indicate past or current leaks even when the roof appears intact from outside.
Are bat or rodent issues part of the inspection?
Visible evidence of pest activity is documented. Full pest evaluation is a separate specialized inspection.
What if knob-and-tube is buried under insulation?
Documented as a code violation — buried K&T is a known fire risk. Recommended remediation: remove insulation, replace wiring, then re-insulate.
